WHAT IS THE DIFFERENCE BETWEEN SITE BUILT AND MOD?
Great question! There is only one adopted residential building code in your area. That is the code that both we and site builders adhere to.
The only difference is that we build your home in pieces off-site and a site builder does it all on location. Off-site allows us to use assembly line technology to introduce high levels of control, quality, and efficiency to your build.
ARE YOUR HOMES LIKE A DOUBLEWIDE OR A MOBILE HOME?
Homes built by Rochester Homes are very different from mobile homes and doublewides. The only similarity is that our modular homes are built off site and transported over the road. A doublewide or a mobile home is licensed like a vehicle, they depreciate and comply with a lesser stringent building code, called a HUD code. Rochester Homes are built utilizing building systems methods. They’re built to the same building codes as all site-built homes and comply with all applicable national, state and local building codes.

WHAT IS THE DIFFERENCE BETWEEN THE BUILDER AND THE MANUFACTURER?
Your primary point of contact is your builder. You will enter into your home contract with your builder rather than Rochester Homes. As a manufacturer, you can think of Rochester Homes as the maker of the individual parts and pieces, and the builder as your general contractor who puts all the pieces together and makes sure you are happy with the final result. The builder completes your home, including the foundation, garages, porches and additional finishing touches.

CAN I USE MY OWN MY OWN FLOOR PLAN?
It is a possibility. We can take floor plans and value engineer them to be built using modular construction. You can also customize our existing floor plans to make it your own.
CAN I DO SOME OF THE WORK MYSELF?
This is a great question to ask your builder! Some builders do allow homeowners to work on the home, but it is a builder-by-builder preference.
CAN I BUY A HOME DIRECTLY FROM ROCHESTER?
We do not sell homes directly. Your independent, authorized builder is your main point of contact who is key in making sure you get the entire package. Let us connect you to a builder in your area!
WHY DO I HAVE TO GO WITH A BUILDER?
Builders are experts at construction and our independent, authorized builders understand every aspect of modular building. Builders know how to order, install, finish and provide warranty and service of Rochester Homes’ products. Builders have years of experience to get the job done right.
HOW LONG WILL IT TAKE FOR ME TO BE IN MY NEW HOME?
Every home is different, but depending on its complexity your home’s site work generally takes 60-120 days after your home arrives at your site.
ARE YOUR HOMES CHEAPER THAN OTHER HOMES?
Homes built by Rochester Homes are always competitively priced, but your final home price is determined by your builder and may vary according to market. You help control the final price of your home. We only use quality name brand components and construction practices, so our homes are not necessarily the cheapest on the market. Your builder will work with you on a quote.

DO YOUR HOMES HAVE A WARRANTY?
